Fallen in love with a property? Here’s how to secure it

Found the perfect property that ticks all the boxes and want to ensure that you’re the lucky one that will be able to call it home?

Certain properties are highly sought after and when there are a number of bidders involved there’s no guarantees that you’ll be the one walking away with the keys.

However, if you put your best foot forward and make your offer as appealing as possible then there’s a good chance that you will be able to secure the home of your dreams.

Be ready

Ideally you will have your finances and everything in place before you make an offer on a property.

That means that you should have your deposit ready to go and have talked to a bank or lender to arrange pre-approval.

If you need to sell your current home before purchasing a new one it is often also a good idea to have the wheels in motion for this too, even if it’s just a simple chat to a local real estate agent to ascertain what needs to be done to sell and how much your current home is likely to be worth.

The more you have organised before you make an offer, the easier any new purchase will be, and this will mean that you will be much more confident and ready to respond to any counter offers too.

Make a solid offer

Put yourself in the property seller’s shoes and ask yourself what offer you would be happy to accept. This is where it is a good idea to have done some research into past sales in the area so you know whether an offer is fair.

If there are a number of people interested in the property then you will need to put your best offer forward for the greatest chance of securing the property. Ask yourself whether or not you would be disappointed if you missed out a property because you held back on offering your best price?

Price isn’t everything

While price is an important factor, there are other elements that can make an offer attractive to a seller. An unconditional contract for example can be appealing, as can a shorter or longer settlement period, depending on the seller’s circumstances.

Chat to the property’s selling agent to see if there are any special conditions that would help make an offer more appealing.

Know when to walk away

If you do all you can and still miss out on a property then try not to get disheartened.

Remember that there are plenty more fish in the sea and if you miss out on a property it will help you learn lessons that will put you in a better position when you find another property that you fall head over heels for.
